A snowbird home cleanout checklist for Pasco County: clear the lanai, garage, and humidity-damaged items before arrival. Dumpsters from $325.

Bright Florida lanai cleared of old patio furniture before snowbird season

Quick answer: A snowbird home cleanout means clearing out what piled up over the summer before you or your guests arrive. Start with the lanai and garage, toss anything damaged by heat and humidity, and haul off old furniture. Book a dumpster or junk removal a few weeks ahead so the home is clean, open, and ready on arrival day.

Every fall, Pasco County gets a little busier. Snowbirds head back to New Port Richey, Holiday, Hudson, and Port Richey, and seasonal rentals start filling up. If your Florida home sat closed up all summer, it probably needs more than a quick dusting.

Florida summers are hard on stored things. Here's how to get the house, the lanai, and the garage ready before the season starts.

Why a Snowbird Home Cleanout Matters

A home that's been closed up through a Florida summer has dealt with months of heat, humidity, and afternoon storms. Even with the AC set to run, garages, sheds, and lanais don't get that protection.

At the same time, summer is when a lot of things get "temporarily" stored. Old patio chairs get pushed into the garage. Boxes from a family visit end up in the spare room. Storm debris gets piled by the side of the house.

Clearing it out before the season does a few things:

  • You arrive to a home that's ready, not a project.
  • Renters get a clean, open space, which matters if you rent seasonally.
  • You catch moisture problems early, before they spread.
  • You free up the garage and lanai for the months you'll actually use them.

Your Snowbird Home Cleanout Checklist

Work through the home one area at a time:

AreaWhat to clear or check
Lanai and pool areaFaded or broken patio furniture, cracked planters, mildewed cushions, old grills
GarageBoxes stored over summer, old paint cans, broken tools, anything with a musty smell
ShedRusted equipment, rotted wood, pest-damaged items
Spare rooms and closetsClothing and linens with mildew spots, swollen furniture, old electronics
Kitchen and pantryExpired food, old small appliances
YardPalm fronds, fallen oak branches, storm debris piled along the fence
BedroomsMattresses that smell musty or show stains

Start With the Lanai

The lanai is usually the first thing you see and the place you'll spend the most time. It also takes the most abuse from sun and rain.

Clear out:

  • Patio furniture with cracked straps, rusted frames, or brittle plastic
  • Cushions with mildew spots or a musty smell
  • Broken umbrellas, dead plants, and cracked pots
  • Old grills you're replacing

Propane tanks can't go in a dumpster. Take them to an exchange or a retailer that accepts them.

Once it's cleared, rinse the screens and floor, and the lanai is ready for morning coffee again. Clearing the lanai before a storm also keeps loose items from turning into projectiles, and hurricane season runs through November 30.

Tackle the Garage

The garage is where summer clutter goes to hide. It also gets hot and humid, which is tough on boxes, paper, and fabric.

Go shelf by shelf. Open every box you can. If it smells musty, has water stains, or shows signs of pests, it's usually time to let it go.

If the garage is more than a weekend job, our garage cleanout service can handle the heavy lifting.

Check for Humidity Damage Inside

Even with the AC running, Florida humidity finds its way in. Look for:

  • Mildew on clothing, linens, shoes, and leather
  • Swollen or peeling particleboard furniture
  • Musty mattresses, especially in spare rooms that stayed closed
  • Warped paper and photos in closets and drawers

Damaged mattresses are a common find. Our mattress disposal service hauls them away so you don't have to wrestle them into a car.

Haul Off Old Furniture

The start of the season is a natural time to replace a worn sofa, a sagging recliner, or the dresser that's been in the spare room since you bought the place. Rather than leaving it at the curb, have it hauled. Our furniture removal crew carries it out and donates usable pieces when we can.

Clean Up the Yard

Summer storms leave behind palm fronds, oak branches, and general yard debris. Clear it before the season so the home looks cared for and the yard is safe to walk. Our yard waste removal service handles the pile if you don't want to load it yourself.

Dumpster or Junk Removal?

Both work. It depends on how much time you have and whether you want to lift anything.

Rent a dumpster if you're in town and want to sort at your own pace. A 10-yard dumpster at $325 handles most lanai and garage cleanouts. A 15-yard at $400 is a better fit if you're also replacing furniture or clearing a full house. We set it on protective boards in your driveway, you fill it over a few days, and we haul it off when you call or text.

Hire junk removal if you'd rather point and have it gone. Our crew loads everything and hauls it away. Junk removal is priced per job after you describe it or send photos, so you'll know the cost before we start.

If your home is in a 55+ community or HOA neighborhood, check the rules about how long a dumpster can sit in the driveway.

Getting It Done Before Arrival

Timing is the hardest part, especially if you're still up north. A few tips:

  1. Book a few weeks ahead. Fall is busy around Pasco County as everyone gets ready for the season.
  2. Line up someone local. A neighbor, property manager, or family member can let a crew in or point out what goes.
  3. Send photos. If you're coordinating from out of state, photos of each area make planning easier.
  4. Plan the cleanout before any cleaning service. Haul first, then clean, so you're not cleaning around piles.
  5. Leave time for repairs. If you find water damage, you'll want a few weeks to get it fixed.

Frequently Asked Questions

When should I schedule a snowbird home cleanout?

A few weeks before you or your guests arrive is ideal. That leaves time to sort, haul, and clean without a last-minute rush. Hurricane season runs through November 30, so clearing the lanai and yard early also means fewer loose items if a late storm comes through.

Should I rent a dumpster or hire junk removal?

If you're in town and want to sort at your own pace, a dumpster works well. A 10-yard is $325 flat with delivery, pickup, and disposal up to the weight limit. If you'd rather not lift anything, junk removal is priced per job after you describe it or send photos.

What humidity damage should I look for?

Musty or mildewed cushions and mattresses, swollen particleboard furniture, rusted patio furniture, warped boxes, and anything stored in a closed-up garage or shed over the summer.

Can old propane tanks or paint go in the dumpster?

No. Propane tanks, batteries, wet paint, and hazardous chemicals aren't allowed. Take them to an exchange, retailer, or your county's household hazardous waste drop-off.
